How to Calculate a Rent Increase
There are three common ways to express a rent increase, and this calculator handles all of them:
- By percentage: new rent = current rent × (1 + percentage ÷ 100). A 5% increase on 1,200 is 1,260.
- By a fixed amount: new rent = current rent + amount. Percentage = amount ÷ current rent × 100.
- By a new rent figure: the increase is the difference between the new and current rent.
The yearly increase is the monthly difference multiplied by 12, which is a useful figure to share with your tenant so the change is transparent.
How Much Notice Do You Need to Give?
Notice rules depend on where the property is and on the tenancy agreement. Common examples include 30 days for month-to-month tenancies, and 60 or 90 days for larger increases or in some cities. Some areas also cap how much rent can rise each year, or only allow increases at renewal or once every 12 months.

Tips for a Smooth Rent Increase
- Give more notice than the minimum when you can. It builds goodwill and reduces move-outs.

- Compare with similar homes nearby so the new rent stays competitive.
- Deliver the letter in a way you can prove, and keep a copy with the tenancy records.
- Update the rent amount in your records from the effective date.
